Spain's tax ID for foreigners (Número de Identidad de Extranjero) is a legal requirement for any purchase. We coordinate this remotely via your nearest Spanish consulate in the US or Canada.

Open a Spanish bank account

Required for the transaction. We recommend trusted banks with English-speaking staff and online account opening for international clients — straightforward USD/CAD wire transfers.

Engage a bilingual solicitor

An independent Spanish lawyer protects your interests — title due diligence, contract review, ensuring the property is debt-free. We work with English-speaking lawyers experienced with North American clients.

Reserve and sign contracts

A reservation deposit (typically €6,000–€10,000) secures your property. A private purchase contract follows with a 10% deposit. Every document is translated and clearly explained.

Complete at the notary

Final signing takes place before a Spanish notary. You can attend in person or grant Power of Attorney for your lawyer to sign on your behalf — the preferred route for most North American buyers.

Yes — there are no restrictions on US or Canadian citizens purchasing real estate in Spain. You'll need a Spanish NIE (tax ID), a Spanish bank account, and independent legal representation. Tantros coordinates all of this, including remote options for buyers who cannot travel immediately.

Spain offers several routes. The Digital Nomad Visa (introduced 2023) is ideal for remote workers — it offers a flat 15% income tax rate for up to 5 years and full Schengen travel freedom. The Non-lucrative Visa suits retirees or those with sufficient passive income. Note: Spain's Golden Visa (real estate route) was officially closed in April 2025. Buying property in Spain remains completely unrestricted for US and Canadian citizens.

Budget 10–12% on top of the purchase price. For resale properties this includes Transfer Tax (7%), notary and land registry fees, and legal costs. New builds attract 10% VAT instead of Transfer Tax. We provide a full itemised cost breakdown in USD or CAD before you commit to anything.

No. Many of our North American clients complete purchases remotely using a Power of Attorney, which allows your Spanish lawyer to sign at the notary on your behalf. We do recommend attending a Tantros viewing trip so you can experience the properties and the coast in person first.

For resale properties the typical timeline from agreeing a price to completing at the notary is 4–12 weeks. New-build off-plan purchases take 12–24 months from reservation to handover. The Villa Higuerón is complete and move-in ready now.

Yes. The Costa del Sol — especially sea view properties — has one of Spain's strongest short-term rental markets. A tourist licence is required and rental income must be declared in Spain. Our financial analysis service includes rental yield projections in USD and CAD.
